TEXT OF RENTAL AGREEMENT

 

This is the Agreement between Ferdinand Siregar, Owner of The Brick House Canggu, and each Tenant.

Rent is payable in advance on the 1st day of each rental period.*

Payments are to be made to the Owner in cash, through PayPal, or via bank transfer.*

Only the Tenant and the agreed-upon person(s) are to live in this apartment: 

 No other persons may live in the apartment and no pets may stay there, even temporarily, nor may the dwelling be sublet or used for business purposes.

The Tenant must inform the Owner at least seven days before the end of the rental period if s/he intends to move from or continue to stay in the apartment.

 TENANT ALSO AGREES TO THE FOLLOWING:

 1.     to pay for electricity used via purchased tokens.*

2.     to purchase bottled water on her/his own.

3.     to pay the owner IDR 100.000, for the replacement of a lost key.

4.     NO SMOKING within the apartment. A charge will be made for any burn damage to any of the furniture within or the walls and floors of the apartment. Smoking is permitted in the area outside the apartment itself.

5.     NO USE OF ILLEGAL DRUGS OR SUBSTANCES anywhere on the premises.

6.     to conduct him/herself in a manner that will not disturb neighbors’ peaceful enjoyment of the premises.

7.     not to put or pour any paper tissues or towels, Q-tips, tampons, newspaper, food, debris, grease, or any other matter in the sink drain or toilets.

8.     not to redecorate the dwelling in any way without first getting Owner’s written permission.

9.     to park motor bikes in the assigned spaces and to keep that space clean of oil drippings and grease; not to repair motor bike on the premises if such repairs will take longer than a day.

10.  to be responsible for any physical mishap to the Tenant or the Tenant’s guests. Owner will be held free from harm and liability.

11. not to leave important personal belongings or valuables unsecured in or around the apartment. The Owner is not responsible for any loss/damage to the Tenant’s belongings for any cause whatsoever including theft. The Owner is not responsible, in particular, for anything left in the apartment after the Tenant checks out.

 

Violation of any part of this Agreement or nonpayment of rent when due shall be cause for eviction.

 

OWNER AGREES TO THE FOLLOWING:

 1.     to provide facilities and appliances on view during the Tenant’s inspection of the apartment.

2.     to provide free WiFi service. However, the Owner cannot be responsible for lapses in service from the ISP itself.

3.     to provide cleaning of the apartment and changing of linens once each week for guests staying more than seven days.

4.     to repair or replace any appliance or facility that does not operate adequately. The owner shall make such repair or replacement within a reasonable time. The owner is not required to make repairs or replacements until notified in writing of the need for such repairs.

5.     to enter the residence for maintenance purposes only at reasonable times and to notify the resident of such entry.

*Asterisked items do NOT apply to Airbnb guests.

The Tenant renting the apartment agrees that all questions about this Rental Agreement have been answered, that s/he fully understands all the provisions of the agreement and the obligations and responsibilities of each party, as spelled out herein.  The Tenant further state that s/he agrees to fulfill obligations in every respect or suffer the full legal and financial consequences of their actions or lack of action in violation of this agreement.  Moving in to the apartment is acknowledgment and he/she has read this Agreement on paper or online.
